For Ben Van Dyk and many of the team at Real Estate Centre, farming and ranching are grounded in generations of experience and a deep understanding of what it takes to make agriculture viable and valuable.
“That’s my life and blood,” says Van Dyk, co-owner and farm team manager with the Real Estate Centre in Coaldale, Alberta.
Ben’s deep connection to agriculture helps him work with clients well beyond the sale itself. “We make sure they get set up right,” he says. From quota and financing to water, irrigation and title issues, he helps clients understand not just what they are buying, but what it will take to make the operation work.
Raised on a farm in Holland, Ben started farming young and immigrated to Canada in 1980 with his wife, Fay. Over the years, Ben has owned and operated dairy, poultry, crop and other farm operations, while also building a long career in agricultural real estate. That background helps him connect easily with local farm families, interprovincial buyers and European clients looking at opportunities in Western Canada through Interfarms, a major European farm real estate network.
For buyers, Ben works with clients across a wide range of operations. From smaller entry-level farms to major agricultural holdings, Ben helps connect them with the specialists, financing and planning they need to move forward with confidence.
“We try to make sure clients are set up with the cash flow and planning they need to succeed, and I’d say 90 per cent of our clients have done extremely well in farming,” Van Dyk says.
For sellers, the approach is just as strategic. Ben focuses on understanding a property’s strengths, cash flow and income potential, then positioning it to achieve the strongest possible return. He also sees a generational transition underway, with older farmers selling out and creating opportunities for the next wave of buyers and expanding operations.
The market, he says, is highly localized, but strong opportunities remain. Irrigated land continues to be especially sought after, ranch and grassland are performing well, and prime agricultural land in central Alberta continues to command top prices.
